Real Estate Calculators for Brampton, Mississauga and the GTA
Five calculators to estimate the numbers behind an Ontario purchase or sale: monthly mortgage payment, CMHC insurance, land transfer tax, total closing costs and seller net proceeds. Each one is free, requires no sign-up, and gives a planning estimate you can bring into a real conversation with Gaurang.
Every calculator is a planning estimate only. Confirm final numbers with your lender, lawyer, accountant or a licensed professional.
Not sure which one you need?
Match the calculator to the decision in front of you:
- Budgeting a purchase? Start with Mortgage, then Closing Costs.
- Down payment under 20%? Check CMHC Insurance.
- Comparing Toronto vs. outside Toronto? Use Land Transfer Tax.

These numbers work better together than alone.
Simple explanation: A mortgage payment, a down payment and a purchase price are only part of the picture. Land transfer tax and CMHC insurance change your closing-day cash. If you're selling and buying at the same time, your net proceeds change what you can afford next. Running these calculators together, instead of one in isolation, gives a realistic budget instead of a partial one.

Common questions
Questions before you start.
Which calculator should I start with?
Buyers usually start with the Mortgage Calculator to estimate a monthly payment, then use the Land Transfer Tax and Closing Costs calculators to estimate cash needed beyond the down payment. Sellers, or anyone buying and selling together, should also use the Seller Net Sheet Calculator.
Do these calculators work together?
Yes. The Closing Costs Calculator already includes the Land Transfer Tax and CMHC Insurance estimates as line items, and links out to each detailed calculator for a deeper breakdown. A move-up buyer can use the Seller Net Sheet alongside the buyer calculators to see both sides of a move.
Are these calculators free to use?
Yes. All five calculators are free, require no account, and do not require submitting contact information to see a result.
Are these results final numbers?
No. Every calculator on this page produces a planning estimate only. Final rates, taxes, fees and eligibility should be confirmed with the appropriate lender, lawyer, accountant or licensed professional.
