What is land transfer tax in Ontario?

Land transfer tax is a one-time tax generally paid when an interest in Ontario land is purchased or transferred. For a typical home purchase, the amount is calculated in price brackets rather than by applying one flat rate to the entire purchase price.

How is Ontario land transfer tax calculated?

For a typical home containing one or two single-family residences, Ontario applies 0.5% to the first $55,000, 1.0% to the portion up to $250,000, 1.5% to the portion up to $400,000, 2.0% to the portion up to $2,000,000, and 2.5% to the portion above $2,000,000.

Do I pay municipal land transfer tax in Brampton or Mississauga?

No. Toronto's additional municipal land transfer tax applies only when the property is inside the City of Toronto. A typical purchase in Brampton, Mississauga and most other Ontario municipalities is subject to Ontario land transfer tax but not Toronto MLTT.

Why is land transfer tax higher in Toronto?

A Toronto buyer may pay both Ontario land transfer tax and Toronto municipal land transfer tax. Toronto also uses higher graduated rates on the portion of certain one- or two-single-family-residence purchases above $3 million.

What is the first-time home buyer land transfer tax refund?

An eligible first-time buyer may receive up to $4,000 toward Ontario land transfer tax. An eligible Toronto buyer may also receive up to $4,475 toward Toronto MLTT. The calculator applies the full estimated amounts, but a real refund can be smaller when only some purchasers qualify.

Who may qualify for the first-time home buyer refund?

Ontario eligibility includes age, home-ownership history, occupancy, citizenship or permanent-resident status and spouse-related conditions. Toronto has its own municipal rebate requirements. Use the switch to test an estimate, then confirm the final eligibility and amount before closing.

How is the first-time buyer refund claimed?

A qualifying refund may be applied at registration. If it was not claimed then, an eligible purchaser may be able to apply afterward within the applicable deadline. Ontario currently states that a first-time-homebuyer refund application must generally be received within 18 months.

Does this calculator include Toronto's administration fee?

No. The calculator estimates Ontario LTT, Toronto MLTT and the selected refund or non-resident-tax scenarios. Toronto's administration fee and HST on that fee are not included.

Does the calculation change for multi-unit or commercial property?

It can. This calculator is intended for a typical residential purchase containing one or two single-family residences. Larger multi-unit, commercial, mixed-use, trust, corporate or unusual ownership transactions can require a different calculation.
