What is a real estate evaluation?

A real estate evaluation, also called a Comparative Market Analysis or CMA, estimates your home's current market value based on recent comparable sales, your property's condition and features, and current local competition. It is different from a formal bank appraisal.

Is this the same as an online home value estimate?

No. Automated online estimates use algorithm-generated data and cannot account for your home's specific condition, upgrades, layout or finishes. A CMA from an agent who has walked through your home is a more reliable basis for pricing.

Is a home evaluation the same as my possible net proceeds?

No. A home evaluation estimates what your property could sell for. Your Seller Net Sheet estimates what you would keep after mortgage payout, commission, HST, legal fees and other selling costs. Both are useful together.

Does a home evaluation cost anything?

No. Team Shah provides evaluations at no cost and with no obligation to list.

How long does an evaluation take?

A property walkthrough combined with a comparable-sales review typically takes about 30 to 45 minutes, with a follow-up conversation to review the findings.

Do I need to prepare my home before the evaluation visit?

No special preparation is required. A general tidy-up helps Gaurang see the property clearly, but the evaluation accounts for condition as it is, including anything that would need repair or updating before listing.

Can I request an evaluation if I'm not planning to sell right away?

Yes. Many homeowners request an evaluation to understand their equity position or plan a future move, with no obligation to list now or at any specific time.

Does a home evaluation affect my property tax assessment?

No. A real estate evaluation is a private market-value estimate for your own planning. It has no connection to MPAC's property tax assessment, which follows a separate government process.

How is a CMA different from a bank appraisal?

A CMA is a real estate agent's market-value estimate based on comparable sales, used for pricing decisions. A bank appraisal is a formal valuation ordered by a lender during a mortgage transaction, performed by a licensed appraiser, and used specifically for lending purposes.

What do I actually receive after the evaluation?

A clear, realistic price range along with the comparable sales and reasoning behind it, discussed directly with Gaurang. It is a planning estimate, not a written appraisal document.
